Expert support throughout your lease.
Rent reviews, regears, renewals and break strategy. Three to five years into a lease we're already there with the strategy, defending you against rent uplift and renegotiating terms the moment the market moves in your favour.

Planned years ahead, not weeks.
The leverage in a lease event is in the run-up to it. We start on the strategy years before the date, so you go into every negotiation knowing your options and your landlord's.
Rent reviews, defended.
We defend you against uplift with evidence from the market, and challenge a proposed rent that doesn't stack up.
Renewals and regears on your terms.
A renewal or a regear is a chance to reset the lease, not just the rent. Incentives, term, break options and repairing obligations are all on the table, and we negotiate them for you, with a detailed and tenacious approach that delivers real savings.
Break strategy that keeps your options open.
A break clause is only valuable if it can be used cleanly. We advise on whether to serve it, the conditions you'll need to meet, and how to use it as leverage even if you intend to stay.

Questions we’re asked
When should we start preparing for a rent review or lease renewal?
Earlier than most occupiers do. The leverage is in the run-up, so we like to start years ahead of the date. Three to five years into a lease, we're already working on the next event.
Can we renegotiate before a lease event?
Often, yes. A regear can reset the rent and the terms mid-lease, particularly when the market has moved in your favour.
Is it worth exercising our break clause?
It depends on the market and your plans. Even if you mean to stay, a break can be valuable leverage in a renegotiation, and we'll advise on both.
