01
When space becomes surplus.
A change in working practices, a restructure, or growth that went faster than planned can all leave space you no longer need. We run the whole disposal for you, with honest, straightforward advice on the best route out, to reduce your occupational liability.
02
Sublet, assign or surrender.
The right exit depends on your lease and the market. We weigh a sublet against an assignment or a full surrender, then market the space discreetly, to occupier networks first, to find the right tenant faster.
03
A clean exit, start to finish.
We minimise void and keep the exit clean, and because the reinstatement bill often lands at the same time, we protect you against dilapidations exposure from the start.

Questions we’re asked
What's the difference between subletting and assigning a lease?
Subletting keeps you as the tenant and lets part or all of the space to someone else, so you stay responsible to the landlord. Assigning transfers the lease itself to a new tenant. Which suits you depends on the lease terms and how cleanly you want to exit.
Can we exit before the end of our lease?
Often, yes: through a break clause if the lease has one, by agreeing a surrender with the landlord, or by subletting or assigning. We'll advise on which route your lease allows and which leaves you least exposed.
