As a rule of thumb, leasehold offices work on roughly 80–125 sq ft per person depending on how much meeting and breakout space you want. Serviced and managed space is more efficient, at around 55–90 sq ft per person, because kitchens, bathrooms and reception are shared. This calculator applies the right figure based on your answers.
Leasehold is your own self-contained floor or suite, fitted out to your needs and taken on a lease. Serviced (or managed) space is ready-to-go, with shared amenities and a single monthly fee, so it is quicker to move into and more flexible, but typically smaller per head.
