West End Office Space: Area Overview

The West End is London's leading leisure, shopping and commercial area, which generates more income for the local economy than any comparable district in the UK. Office space in the West End is priced accordingly. It is synonymous with the retail on Oxford Street and Regent Street. In practice it is a collection of small neighbourhoods, Mayfair, St James's, Soho, Fitzrovia, Marylebone, Covent Garden and Victoria among them, which have developed over centuries into a single business and residential ecosystem.

The Workforce in London's West End

As one of the UK's largest central business districts, the West End houses media companies, theatres and digital technology firms, and the concentration of workers is among the highest in the country. Everything is walkable: a client lunch, a theatre booking, a park walk and a meeting across the district can all happen without transport. Four Royal Parks touch the area, which makes more difference to a working day than most amenities do.

The Office Market in London's West End

The West End is the second largest office market in the UK, after the City of London. Stock ranges from the historic townhouses of Mayfair and St James's through to the larger, more recently developed space in King's Cross and Paddington. Rents vary widely with it, from the highest levels in the country down to more economical space in the fringe locations. Most central stock is period and much of it listed, which caps floor plates and makes new development rare, so good space is scarce and moves quickly.
