West London Office Space: Area Overview

West London suits companies that want distance from the density of the centre while staying well connected to it. The area combines high-end boutiques and classically styled housing with rent levels well below those charged in the West End. Office space in West London runs from Paddington and White City through Hammersmith, Chiswick and Ealing toward Heathrow, and these are genuine markets rather than suburbs.

The Workforce in West London

West London trades some of the intensity of the centre for space and air. The riverside between Hammersmith and Chiswick is the best of it, with a run of pubs along the Thames Path that central London cannot match, and Fulham Palace gardens a little further south. Westfield covers retail and food comprehensively, and absorbs a lunchtime better than most high streets. The South Kensington museums are within reach, and the parks here are larger and less crowded than anything in zone one.

The Office Market in West London

The main business districts for office space in West London are Hammersmith and White City, with smaller areas such as Kensington and Chelsea also attractive to occupiers. The area has gained investor and occupier interest through new development, improved infrastructure and an expanding amenity offer. The Elizabeth line strengthened connections along the corridor, and Olympia's £1.3bn redevelopment began opening in June 2026. One Olympia, a 550,000 sq ft office building whose tenants include Premier League Studios, starts welcoming occupiers from late 2026. Floor plates are regular and efficient, buildings mostly modern or comprehensively refurbished, and rents remain lower than neighbouring West End submarkets, so value can still be found.
