Farringdon Office Space: Area Overview

Farringdon sits on the western edge of the City, in the EC1 postcode, and the Elizabeth line has changed the area more than any other central London submarket. The station carries the Elizabeth line, Thameslink and three Underground lines, which puts Heathrow, Canary Wharf and the West End all within a direct journey. The stock mixes converted warehouses around Smithfield and Clerkenwell Road with substantial new development around the station, so both character space and modern floor plates are available within a few streets.

Farringdon London Offices: Things To Do and See

Anyone taking office space in Farringdon eats well. Leather Lane runs a weekday street market at one end of the area, and at the other are the restaurants along St John Street that built its reputation, several of them known well beyond London. Coffee is taken seriously here, with more independent roasters than the Square Mile manages. The pubs fill early, a habit left over from the market trade, which suits anyone finishing at six rather than eight. Exmouth Market and Clerkenwell Green are the obvious alternatives when the same lunch spots start to pall.

Serviced Office Space to Rent in Farringdon

Serviced offices in Farringdon sit in one of the strongest performing central London submarkets since the Elizabeth line opened, and rents have moved accordingly. New development around the station has brought large modern floor plates to an area that previously had few, while the warehouse conversions in Clerkenwell and around Smithfield continue to attract creative and professional occupiers. The London Museum opening at Smithfield in November 2026, and the wholesale market winding down by 2028, will reshape the southern edge of the submarket again. Flexible provision is strong and varied, with operators taking whole buildings as well as single floors. Availability is tighter than it was, and good space here does not sit for long.
