Knightsbridge

Knightsbridge occupies the most westerly part of the West End, between Hyde Park and Chelsea. It is best known for its retail and prime residential property, and has increasingly attracted businesses wanting an address alongside Harrods and Harvey Nichols. The office market here is small and specialised, with most stock in period townhouse and mansion block conversions rather than purpose-built space.

There is plenty within reach here, whether at lunchtime or after work. Harrods and Harvey Nichols are a short stroll for anyone who needs them, and the hotel dining rooms along Knightsbridge and Brompton Road handle client lunches without a booking problem. The South Kensington museums are a few minutes west and free to enter. Hyde Park is immediately north, which makes this one of the few central submarkets where a proper walk is possible in a lunch hour.

Knightsbridge has a small office market, and that shapes everything about it. Stock is limited and mostly period conversion, so floor plates rarely suit requirements above a few thousand square feet. Rents are high and reflect the residential and retail values around them as much as office demand. The occupier base leans to investment management, family offices and luxury sector head offices. Serviced and managed provision fills much of the demand, offering small self-contained floors in good buildings, which suits the size of requirement the area attracts.
