Office space in Mayfair and St James's occupies two distinct areas within the City of Westminster, at the centre of London's West End. They take in Park Lane, Oxford Street, Piccadilly and Regent Street. Mayfair is known for high-end retail, restaurants and affluent residents, and takes its name from a fair held here until the 1760s. St James's, immediately south, is an equally high-value location taking in royal houses, clubs, theatres and several embassies. Office space in Mayfair and St James's carries the highest rents in the country, and supply explains as much of that as demand. Most stock is listed Georgian townhouses, which caps floor plate size and makes modern servicing expensive to install. New development is rare and tightly controlled. The occupier base is dominated by investment management, private equity, family offices and hedge funds, with art dealing and luxury retail head offices alongside. Serviced and managed provision is strong, particularly the discreet unbranded format that suits firms who prefer the address to speak for them.
